The Bennett Affordable Dwelling Unit Program
The Bennett features 64 affordable apartment homes that are available to income eligible renters. 1-, 2- and 3- Bedroom Apartments are available as part of the program, select lease terms apply.

*Pricing includes $70 Internet, $15 Trash Hauling, $6.06 Utility Admin Fee
Total Monthly Leasing Price includes base rent, all monthly mandatory and any user -selected optional fees. Excludes variable, usage-based, and required charges due at or prior to move-in or at move-out. Security Deposit may change based on screening results, but total will not exceed legal maximums. Some items may be taxed under applicable law. Some fees may not apply to rental homes subject to an affordable program. All fees are subject to application and/or lease terms. Prices and availability subject to change. Resident is responsible for damages beyond ordinary wear and tear. Resident may need to maintain insurance and to activate and maintain utility services, including but not limited to electricity, water, gas, and internet, per the lease. Additional fees may apply as detailed in the application and/or lease agreement, which can be requested prior to applying.

Maximum allowed gross income:
1 Person Household: $78,288*
2 Person Household: $89.472*
3 Person Household: $100,656*
4 Person Household: $111,840*
5 Person Household: $120,787*
6 Person Household: $129,734*
* Gross annual income combined from all current sources for all wage earners in the household.
Required Documents and Guidelines:
ADU apartments are subject to availability and applications are accepted on a first-come basis. You MUST submit all the below listed documents to begin the application process.
- ADU Application Form (1 per Leaseholder)
- All ADU and Greystar Application documents in the packet filled out completely, signed, and dated.
- $35 Application Fee per applicant 18 years old and over (Non-refundable) must be paid when a Team Member sends applicants link to apply online.
- Provide all proper income documents. (View below eligible documents)
To qualify, applications must get approval from Greystar’s Third-Party Compliance Team. Incomplete packets will get rejected or require corrections.
EMPLOYMENT SUPPORTING DOCUMENTATION
Required if your employment status is any of the following:
- 3 months of consecutive stubs (Offer letter or Employment Verification for new hire or less than 3months).
- 3 years of tax returns and Self Employment Declaration for Self- Employed/Gig
- Current benefit letters for SS/VA/SSI/Pension/etc.
- 3rd party verification of gift/contribution.
- 3 months of statements for all assets (retirement accounts are not excluded).
ADDITIONAL INCOME SUPPORTING DOCUMENTATION
Required if you receive income from any of the following sources:
- Retirement Benefits
- Social Security Benefits
- Unemployment Insurance
- Child Support and/or Alimony: Child Support Affidavit, Marital Status Affidavit, Court Orders, etc.
- Income from other assets
- Investment Accounts: Current statement or tax returns showing capital gains earned
- PayPal, Venmo, Zelle, CashApp, etc: Recent statement required if transactions listed on bank statement
- Clarification form for direct deposit items showing on bank statement
- Any other source of income, such as public assistance
